The JPMorgan Realty Income Fund seeks out equity REITs to provide its shareholders with ongoing income. Equity REITs get growth when leases roll over, co-manager Kay Herr explains. "The stable cash flows and attractive divided yields have caused REITs to outperform S&P 500 stocks," Herr said. "If investors continue to like high yielding stocks, REITS will continue to do well, but if investors are willing to take more risks then S&P 500 stocks will outperform."
