When considering an energy efficiency retrofit, first benchmark your building's performance with the Environmental Protection Agency’s Energy Star program, says Victoria Hollon, Transwestern's senior vice president for innovation and quality assurance. This lets you know where you are, and then you can determine the best steps to reduce consumption. Use data to show the relationship between dollars and energy consumption, she suggests. Why bother? "A couple of years ago, we couldn't say that tenants were demanding LEED certification or sustainability," Hollon says. "But now we can say they are."
