Without refinancing, CMBS comes under pressure

In the U.S. and Britain, about $22 billion worth of loans underlying commercial mortgage-backed securities structures mature this year and in 2010, with even more coming due in 2011 and 2012. With refinancing not really an option, banks are largely extending maturities rather than demanding payment. But tenant defaults could push forbearance into foreclosures.
