Private commercial property values now an indicator for REIT prices

A downturn in REIT share prices typically is a leading indicator for a decline in private commercial property values, according to David Geltner, professor of real estate finance at Massachusetts Institute of Technology, and Tim Riddiough, director of the Center for Real Estate at the University of Wisconsin. But, conversely, a decline in private property values, such as the one taking place now, historically has signaled an upturn for the REIT market, the professors say.
