Credit crunch tests CRE fundamentals

The pool of commercial real estate buyers is reportedly thinning as highly leveraged bidders have withdrawn from the market due to the credit crunch. "It is difficult to see how the REITs can rally meaningfully from here. At the same time, deterioration in underlying fundamentals and upward trajectory of cap rates will likely put intermittent pressure on the [REIT] group as uncertainty regarding the impact of these factors will cloud the outlook," notes Citigroup REIT specialist Jonathan Litt.
