The commercial real estate industry is happy to see the end of 2009, but it hasn't really figured out what to expect next year. At the beginning of this year, the industry thought it was closer to an upturn in the economy than a downturn. Yet not all of the surprises from the past year were disappointments. REITs turned out to be better survivors than many expected -- they managed to bring in new capital from the public markets and even gave the stock market a REIT rally.
