Multifamily and rental housing could be hard hit by any move that restricts Fannie Mae and Freddie Mac's lending abilities. The fears stem from a belief that political pressure could shift the focus of the mortgage giants to single-family homes. Shutting down Fannie and Freddie's multifamily loan programs "would be a disaster for the market," said Paul Dougherty, president of Perseus Realty LLC.
