The ready access to public capital markets will be a crucial advantage for REITs in the coming years as distressed sellers put assets on the market, J.P. Morgan Asset Management concluded in a recent paper. "We expect REITs to generate future earnings growth from accretive acquisitions of distressed properties," J.P. Morgan Vice President and Global REIT Strategist Michael Hudgins wrote. He said REIT volatility will decline and REIT correlations with equity, traditionally low, "will move closer to historical norms."
