Commercial real estate professionals admit REITs have some stormy seas to navigate, but increasingly they expect most of them to survive the storm. Publicly traded REITs still have access to new equity through stock sales, and they are using the funds to reduce their debt loads and strengthen their balance sheets. But predictions that REITs would capitalize on the suffering of private developers who can't raise public equity so far haven't materialized.
