Coming out of the economic downturn, institutional investors increasingly appreciate the advantages offered by investing in REITs, said Hans Nordby, global strategist with Property & Portfolio Research. "For one thing, REITs have shown that having on the order of 50% LTV has a value," he said. Along with the rest of commercial real estate, REITs "got hurt" in the credit crunch, but REITs came out of the downturn in good shape, Nordby said. Because of that, institutions have "an increased positive perception" of the REIT industry, he said.
