Institutional investors and company insiders held more than 80% of shares in REITs at the end of 2009, up from 40% a decade ago. Retail investor holdings rose slightly last year, but the disproportion has some observers worried. "They're either going to come into this asset class or they're going to leave it," said Michael Hudgins, a REIT strategist for JPMorgan Asset Management.
