Healthy REITs are finding the debt and equity markets are robust venues to raise capital, says Guy Metcalfe, global co-head of real estate investment banking for Morgan Stanley. But there are limitations to the capital markets that need to be considered. For instance, the real estate capital markets need to expand to meet the capital needs of existing companies and those that will want to go public in the next two years, he says. That said, for well-capitalized companies right now, the acquisition opportunities have never been better. "We are seeing assets come to market that will not be back for another 20 years," he says.
