The high levels of short-term debt held by Australian REITs account for their underperformance -- at least compared with their U.S. counterparts. In general, A-REITs have outperformed the general-equity market during the past 30 days. But short-term debt is dragging down shareholders' value, says Michael Wood, partner at Quadrant Real Estate Advisors.
