Most of the REITs that Morningstar covers came through the recession fairly intact, says Jason Ren, an analyst with the firm. But much depends on how one defines full recovery. "I don't know if you can characterize recovery as full on without the job situation picking up," he said. He notes, for example, that while most REITs have successfully recapitalized, their operating fundamentals need to improve.
