Illinois state law does not place a monetary limit on special assessments, but members of a condo association who have seen a 115% increase in fees year-over-year can take action, writes condo adviser Howard Dakoff. Condo owners must present a written petition representing at least 20% of the association votes and have a unit owner meeting within 30 days of the petition to reject an assessment.
