Host Hotels & Resorts has purchased the fee simple interest in a hotel in the Florida Keys for $200 million in cash in an off-market transaction. "We expect this resort to deliver over $300 of RevPAR and $69,000 of EBITDA per key in 2021, ranking eighth on both metrics in Host's 2019 pro forma portfolio," says CEO James Risoleo.

Downtown Washington D.C.'s Mayflower Hotel has traded to an affiliate of Apollo Commercial Real Estate Finance. The company bought an affiliate of Rockwood Capital's stake in the hotel for $86 million.

After two quiet years, REIT merger and acquisition activity has been robust in 2021, reaching $70 billion as of early June, according to JLL. JLL's Sheheryar Hafeez says total annual volume for the year could rival 2006's record of $103 billion.

MFA Financial has acquired all of the outstanding ownership interests of Lima One Holdings, which is the parent company of Lima One Capital. MFA Financial acquired stakes from affiliates of Magnetar Capital as well as certain members of management at Lima One.

RPT Realty is reportedly evaluating Washington Prime Group's portfolio. When it filed for bankruptcy protection earlier this month, Washington Prime said it was "in discussions with several potentially interested parties" for a sale and that it would explore these bids even after submitting a restructuring plan.
